History

PEAK GROUP's current business idea started to develop in the early 1990's. At the time, when economy was in recession and real estate market in Finland was quite undeveloped, demand and supply didn't meet eachother. This was a big problem especially in production- and storagepremises. Small and middle size companies, who needed more than just office and business premises, had serious difficulties in getting suitable premises. Supply consisted mostly of big premises which didn't meet the technical requirements of the customer's business.
 
After identifying this problem and the specific demand of this customer segment, we started to develop an empty industrial area in Espoo into Palokärki Business Center. These buildings were divided into smaller units of 20-200 m2 and were sold to end users and investors. In the beginning of 1996 this Business Center had already 60 companies. This project of in total 10.000 m2 was a good example of how supply was fitted to meet the demand.

In 1996-1997 we realized a smaller object in Helsinki, Pakila which was customised for this customer segment. After renting the premises we sold the object to a long-term investor.

In 1997 we gathered a group of small investors and bought next object to develop. Additional to a building, size of about 8.000 m2, real property had about 16.000 m2 of unused building right. Due to the big amount of capital the project required, we asked two public corporations to join in. They were Kera, nowadays known as Finnvera, and city of Espoo. Both, Espoo using its tradefund, joined in as shareholders of real estate company to fulfil their strategy of improving operation possibilities of productive small and middle size companies. In condition to investment was naturally a competitive return on investment, which has been accomplished better than expected. This project got a name Real Estate Company Espoon Ruukintie 20. Then the building, 1st phase, was split and modernisationed to meet the demand. In 1998-1999 2nd phase was carried out, which consisted of constructing a new building of 5.500 m2 on the real property. Due to the juridical structure of the project, premises were not sold but rent to companies, whose need from commercial premises was at first hand production- and storagespace. Phase 3. has also been in conversations, because real property has still 10.000 floor area m2 of building right. Business Center has now about 30 companies, whose unitsizes are from 60 to 2.000 m2 and current built total volume is about 13.000 m2. Real Estate Company Espoon Ruukintie 20 offers also a selection of additional services to its customers.

 

In these projects mentioned here we were along as owners and this way also shared the risk in those projects.

By using our know-how we developed service products to meet the demand and chose as narrow and between themselves as synergic customer segments as possible.
